Question about smaller, local theaters

So I've noticed that small local theaters in small markets tend to have fairly lower ticket prices than big chains, such as AMC and Cinemark. I've heard that almost all of the initial BO tickets revenue goes to the studios, and they make their money off concessions.

Are small theaters charged less of a percentage? Because not only are the tickets cheaper, but the concessions are cheaper also. I would think that, all other things being equal, theaters with more patrons would be able to charge lower prices, like in almost every other industry.

If this is not the case, how can small theaters charge significantly less? Just less overhead?
